The fire may be minor, but smoke and soot damage rarely is.
Smoke and soot travel where flames never reach. They move through wall cavities, around door frames, and through your HVAC system, settling in rooms that look untouched. FastPro provides certified smoke damage restoration for homes and businesses across Southeast Pennsylvania, Delaware, and New Jersey. We clean the residue, remove the odor source, and we document every step for your adjuster if you file a claim.
Smoke damage is not a cosmetic problem you can wipe away. Soot is acidic. Combined with firefighting water and dry chemical residue, it corrodes metal, etches glass and appliance finishes, and permanently stains porous materials within hours to days. A small, contained fire can still leave smoke and odor damage across an entire floor or building, including adjacent units.
It is also a health concern. According to the U.S. Environmental Protection Agency, the biggest health threat from smoke comes from fine particles that can get into the eyes and respiratory system. The EPA also identifies people with heart or lung disease, children, and older adults as groups at increased risk from particle pollution. That is why we treat a lingering smoke smell as an active exposure, not a nuisance.
The sooner professional smoke damage restoration begins, the more of your home, belongings, and peace of mind you keep. Waiting lets residue set into surfaces, corrode electronics, and spread through your ductwork every time the system cycles.

If you see any of these, do not start scrubbing. The wrong cleaning method can smear soot deeper into surfaces and set stains permanently.
Every loss is different, so our smoke damage restoration plan starts with an assessment of the residue type, the materials affected, and how far the smoke traveled. From there, our crews handle:
We trace smoke migration through the structure, identify residue types, and map affected areas, including rooms and building cavities that look clean. Our process follows the principles of the ANSI/IICRC S700 Standard, which covers assessing fire residues and odors affecting a building, its HVAC system, and its contents.
Not all smoke is the same. Dry smoke from fast, high-temperature fires leaves a powdery residue. Wet smoke from slow, smoldering fires leaves a sticky, strong-smelling film. Protein residue from kitchen fires is nearly invisible but intensely odorous. Fuel oil soot from furnace failures is greasy and staining. We match the cleaning method to the residue, because using the wrong one can set it permanently.
Odor molecules embed in drywall, insulation, carpet pad, upholstery, wood framing, and ductwork. We remove or seal the source first, then treat the air and contents. We do not mask smoke odor with fragrance.
A puff-back is a delayed ignition in an oil furnace or boiler that blasts oily soot through your ductwork and across every surface. Cleanup requires full HVAC and duct decontamination, specialized degreasing agents on hard surfaces, contents cleaning, and deodorization, plus service on the heating system so it does not recur.
We triage belongings item by item: cleaning for hard goods, specialized dry cleaning for clothing, controlled cleaning and deodorization for upholstery, and off-site storage while the structure is restored. Items we cannot restore are inventoried and documented for your claim before they are discarded.
Soot is acidic and conductive. It can corrode circuit boards, contacts, and wiring, causing failures weeks or months later. We document and evaluate electronics during contents triage and specify professional decontamination or replacement for your claim.
For almost 20 years, we’ve been proudly serving many communities in Pennsylvania, New Jersey and Delaware. FastPro is a family-owned and independent restoration company. We are not a part of a national franchise.
Fire and smoke losses are what we do. One accountable team handles smoke damage restoration from the first assessment to the day you walk back through your front door, so you are not coordinating multiple contractors.
We write estimates in Xactimate, the industry-standard estimating software, and work daily with all major carriers. Your adjuster receives documentation in the format they are used to, and you stay the decision-maker throughout.
FastPro Restoration has helped thousands of families and businesses in our local communities. We are proud to be one of the highest rated restoration companies in our area!
We restore single-family homes, townhomes, and condos, with special care for families with children, older adults, or anyone with asthma or heart or lung conditions.
Smoke rarely stays in one unit or suite. For offices, retail, restaurants, warehouses, and apartment buildings, we isolate affected areas, limit smoke migration into neighboring spaces, and give owners and property managers clear documentation for their carriers, helping you reopen faster.

Smoke damage restoration is the professional process of assessing, cleaning, and deodorizing a property and its contents after smoke exposure. It includes identifying the residue type, cleaning surfaces with the right method, removing or sealing odor sources, decontaminating HVAC systems, and restoring or documenting damaged belongings.
It can be. Smoke travels where flames never reach. Residue moves through wall cavities and around door frames, settling in rooms and adjacent units that look completely untouched. A small, contained fire can still produce smoke and odor damage across an entire floor or building.
We recommend having the property assessed before you stay there. Smoke residue carries fine particles and combustion byproducts that can irritate the eyes and airways, even when the damage looks minor. Children, older adults, and anyone with asthma or heart or lung conditions are most at risk. If the smell lingers, treat it as ongoing exposure and call us for an assessment before you reoccupy.
FastPro dispatches a crew of certified professionals within about an hour and is typically on-site within 90 minutes depending on your location across Southeast Pennsylvania, Delaware, and New Jersey. Once we get on-site, we’ll inspect the damages and then walk you through our smoke and soot cleaning process.
Often, yes. Smoke from a neighbor’s fire, a wildfire, or a fire in another unit of your building can be covered under many homeowners and commercial policies. Coverage depends on your policy and the cause of the loss, and your adjuster makes the final decision. We document the damage with photos and a detailed scope so your adjuster has what they need to review the claim.
Yes. We document smoke damage restoration from the first inspection through the day you walk back through your front door, including photos, scope of work, and contents inventory. We coordinate directly with your adjuster so you are not translating between contractors and carriers.
Because surface cleaning was done without source removal or deodorization. Odor molecules stay embedded in porous materials like drywall, insulation, carpet pad, upholstery, and wood framing, and in HVAC ductwork that redistributes them every time the system cycles. Real odor elimination requires removing or sealing the source and treating the air and contents, not masking with fragrance. Learn more about our smoke odor removal process.
We use several deodorization methods, including hydroxyl generators, ozone, thermal fogging, and sealers. Which one we use depends on the residue type, the materials affected, and whether people or pets are still in the space. Ozone is effective but can only be used in unoccupied areas, which is why we don’t recommend store-bought ozone machines. Hydroxyl is safe to run around people. No machine replaces cleaning, though. We remove or seal the odor source first, then deodorize, so the smell doesn’t come back.
There are four, and each demands a different cleaning method: dry smoke (powdery), wet smoke (sticky and strong-smelling), protein residue from kitchen fires (nearly invisible but intensely odorous), and fuel oil soot from furnace failures (greasy and staining). Using the wrong method can set the residue permanently.
Yes, and often after the visible cleanup is finished. Soot is acidic and conductive, so it corrodes circuit boards, contacts, and wiring. Do not power on affected electronics. During smoke damage restoration, we document and evaluate them and specify professional decontamination or replacement for your claim.
Most can. Smoke-affected clothing responds to specialized dry cleaning, and upholstered furniture to controlled cleaning and deodorization. Ordinary home laundering usually fails because it sets odor and can fix staining permanently. Bring items to us before washing them, and we will triage what is restorable and document what is not.
It depends on the extent of damage and insurance approvals. Minor losses generally run one to two weeks. Moderate damage with significant smoke penetration typically runs three to five weeks. Major losses requiring reconstruction can run six to twelve weeks or longer, depending on permitting and material lead times.
Every day smoke residue stays in your property, it sets deeper into surfaces, corrodes electronics, and keeps circulating through your air. One call sends a certified local crew to assess, clean, and deodorize at the source, typically within 90 minutes depending on your location. Then we stay with you through restoration and your insurance claim.
